Concrete and Steel Frame

Following three additional months of work, significant progress has been made. The steel frame is now complete, providing a robust foundation for the next stages of construction. However, waterproofing works have experienced delays due to adverse weather conditions. Contingency measures are in place to mitigate the impact, enabling us to maintain momentum and minimise disruption to scheduled activities.

Architecture

Several architectural works continue off-site in factories, where our teams are conducting regular inspections to ensure the highest quality standards are upheld. The installation of the travertine façades is underway across all units, with some already completed. External plastering is now finalised, paving the way for rendering and final façade finishes. A number of homes have already been enclosed with aluminium window systems, a process expected to be completed by April. Given the scale and pace of the project, logistical coordination remains crucial, with daily deliveries of essential materials. Key items - including kitchen appliances, bathroom furnishings and wardrobes - are currently being received for all units. The completion of the first homes marks a major milestone in the evolution of the project.

Mechanical, Electrical, Plumbing

HVAC systems have been installed in all homes, with ongoing progress in technical areas and the positioning of external units. Electrical systems have been completed in several units, with lighting and switches now operational. Plumbing works continue, including the installation of sanitary fittings, pumping stations and infrastructure in technical zones.

External Infrastructures

The diversion of the existing main drainage system from the neighboring properties has not been completed, and only after this is finalized will we be allowed to finish the rainwater, wastewater, and manhole works. This work has been carried out by a third party, and we expect to begin our activities after their completion, during April. The heavy rains have also caused disruptions in the infrastructure works, and progress has not been in line with our expectations. A recovery plan was implemented, and we revised the project plan, allocating more resources to get the project back on track. As previously mentioned, this activity was not critical and did not impact the project’s completion, as there is still available time. The entrance to the project will begin to take its final shape. Progress is also being made on the irrigation system, which will allow us to care for the soft landscaping.
